Why is it important to use a licensed service? Do I have to pay you for anything else? I have bad credit. Is that going to be a problem? How often do you get new listings? How often should I get updated listings? How can you save me time and money? Can't I get the same service from a realtor for free? I don't have a Credit or Debit Card - is there any other way I can register? Why is it important to use a licensed service? If a Rental Location Service is not licensed by the Tennessee Real Estate Commission (TREC), then they are not operating legally. If a business is not operating legally, what assurances do you really have? Can you really believe that someone who is not willing to abide by the law is working in your best interest? Probably not. Considering that it is a felony to pose as a licensed professional when you're not, how far are you willing to trust someone that is doing just that? Under Licensees, search for 'RE Rental Loc. Firm' and 'RE Rental Loc. Agent'. Of course, any licensed professional must have their license prominently displayed at their place of business, so you can also check by looking on the business' wall. We have a fee because we provide a service that saves you time and money. We don't charge the landlords because that would inevitably lead to a higher rent or deposit for you. Because we work for you, and not the landlord, we can focus on finding the best deals for you. Do I have to pay you for anything else? No. Once you are registered, your account is good for 6 months and you will not pay us anything else while the account is active, even if you need to move again within that time. I have bad credit. Is that going to be a problem? Bad credit will mean that there are some landlords that won't rent to you. We do, however, have a lot of landlords that don't do credit checks, so we can still help you find a home. Most of the properties that we list are available immediately. We have had clients secure a home in under an hour. We have a dedicated research department that searches all available sources for rental departments and lists all of the area landlords at no charge, which means that we carry listings that never even reach the papers. How often do you get new listings? We add new listings 5 days a week - Monday through Friday - and all of those new listings are available to our clients as soon as they are entered into our database. How often should I get updated listings? Every day until you have a home secured. Good deals go fast, so we want you to get those listings as often as possible. How can you save me time and money? We save you time by providing you with all of the available listings in a convenient format so that you know where the properties are and what comes with them. That means that you don't have to waste time calling ads out of the paper just to find out that a home isn't where you are looking or doesn't have what you need. We save you money in several ways. Because we list the landlords for free, we keep down their overheads, which means that they can keep their rent and deposit lower. We actively encourage landlords to keep their properties more reasonably priced and keep their deposits low so that you save money. Also, by giving you ALL of the available properties listed, we give you the opportunity to shop around for a lower rent and deposit. If you save just $50 a month in rent, then our service will save you $600 in the first year that you are renting. No. We don't feel that it is necessary to act as a middle man between the landlord and the tenant. The more people there are between you and the landlord, the more money you will end up paying. Do you really need someone to point out the view when you are stood in front of the window? Can't I get the same service from a realtor for free? If you could, then the Tennessee Real Estate Commission probably wouldn't have a separate licensing category for Rental Location Agents. Realtors generally don't concentrate on rentals and, when they do, they charge a commission to the landlord. When the landlord has to pay a commission, or finders fee, then he must recoup that money by increasing the rent or charging a much higher deposit. The chances are that if a realtor offers you a 'free' service, it is going to cost you about a months rent. I don't have a Credit or Debit Card - is there any other way I can register? Of course. You are entitled to a refund of all but $10.00 if after a bonafide effort you fail to find a rental through our services. To qualify you must make contact either in person or by telephone with Middle Tennessee Rentals at least once each day for at least 10 days, and attempt to contact each landlord whose telephone number is given to you as soon as possible. If you find a rental other than through Middle Tennessee Rentals prior to the expiration of 10 days you will also receive the refund. To obtain your refund write to Middle Tennessee Rentals stating the amount owed and the address to which is to be sent. Letters should be mailed or delivered to Middle Tennessee Rentals, PO Box 60836, Nashville, TN 37206. Your refund will be mailed within 10 days of receipt. In order to receive a refund, the following MUST be included with the refund request: Account Number, Date Registered, Amount Paid, Landlord’s Name, Landlord’s Phone Number, Reason for Request, Copy of Lease Agreement at New Residence. Your refund request must be postmarked no later than the 14th day of service. We need you to get the updates so that we know that you are doing your part and actually looking for a home. After all, if you don't look for a home, there isn't a thing that we can do to get you into one. |
